The venue
One estate. Nobody else on it.
The Summit House is a furnished four-bedroom house at the top of the Highline ranch on the mountain above Buellton — timber beams, a stone fireplace, windows on three sides, an infinity pool and a terrace with the whole Santa Ynez Valley laid out below. Below it: a lake with a lawn, a ridge-top zipline platform, and 1,200 acres with no one else on them.
It's private and yours for the day or the weekend. No fixed hours, no noise cut-off, no other event down the hall — and the ziplines and Adventure Park are a shuttle ride away for the group.

Highline is the venue, not the planner: you bring your caterer, bar and vendors (we'll give you names of the ones who know the mountain), we keep the estate ready, help with setup and clean-up, and run the shuttle from base camp.

What comes with the estate
We bring the place. You bring your people.
Included: the estate and every space on it · the furnished Summit House (full kitchen, pool, sauna, gym, fire pit, pool table, piano, sound system) · setup and clean-up support · shuttle from base camp · free guest parking.
You arrange: catering and bar · rentals beyond the house's own furnishings · planner, florist, photographer, music. We recommend vendors who have worked the summit before — ask for the list.
